Lot 31 is a shoulder location with an ocean view.  It is not yet connected by the Paseo de Laud, among the last of La Reserva Camaronal’s roads left to build.  Laud Drive already has Municipal building permits and is tabled for Phase II, expected to break ground in late 2017.

Primary grid electrification for Lot 31 is planned for Phase II and presently in permitting.  Likewise, this lot does not yet have a water stub.  But the facility water is under concession and proven, and a Phase II water distribution network is engineered and permitted.

Lot 31 is a steep mountain lot with undeveloped building sites and is mostly forested.  Laud Drive passes along the lower lot boundary; driveway access to the best view site of this lot will be somewhat complicated and for reasons of geography one best shared with Lot 30 for access to the top rather than the bottom of Lot 31.  That access options requires a suspension bridge across a gorge.  Access is possible from the lower spur, just a steep driveway up the face of the ridge.  Yet for many reasons the back access is best for the discerning buyer that wants a real part of the jungle.

This lot overlooks the Camaronal Bay and has both ocean and forest views.

The lot is titled and comes with its own corporation and is guaranteed grid power, water supply, and road access and maintenance.  Home Owner Association fees of $1000 / year apply once infrastructure is in place. Full Water Distribution Access to Lot 31 is through the permitted but not yet built Laud Drive, which is expected to have a steep stretch that two wheel drive vehicles will not be able to manage by dint of grade alone.

Just 1200 meters away is Camaronal Beach.  Though renowned regionally and internationally as a premiere surfing break, Camaronal Beach is also home to the Refugio Nacional de Vida Silvestre Camaronal, a sea turtle protection refuge with a hatchery and salaried park staff and a rotating staff of 8-15 international volunteers year round for protection of the four species of sea turtles that nest here.
